NOTICE OF SALE OF REAL PROPERTY

     NOTICE is hereby given that the Bonner County Sheriff, pursuant to the Writ Of Execution issued January 30, 2015 pursuant to the Judgment entered on the 28th day of April, 2008, and recorded May 2, 2008 as Instrument No. 750801, which was renewed by the Renewed Judgment on the 29th day of January, 2013, and recorded February 4, 2013 as Instrument No. 839381, records of Bonner County, Idaho, on the 17th day of March, 2015, at the hour of 10:00 a.m., at the front entrance to the Bonner County Courthouse, whose address is 215 S. First Avenue, Sandpoint Idaho 83864, will sell all the right, title, and interest of the Defendants, THOMAS EWING and JEANNE EWING as husband and wife, in and to the real property legally described as:

Parcel 1:

 

A parcel of land being a part of the North half of Tract 5 of the Survey of Record of the Southeast quarter of Section 32, Township 54 North, Range 3 West, Boise Meridian, Bonner County, Idaho, as filed under Instrument No. 256763.

Beginning at the Northwest corner of Tract 5;

Thence North 87 degrees 49’24” East, 329.60 feet;

Thence South 0 degrees 28’04” West, 672.23 feet;

Thence South 89 degrees 43’36” West, 329.48 feet;

Thence North 0 degrees 28’04” East, 661.28 feet to the point of beginning.

 

Parcel 2:

 

A non-exclusive easement and road right of way over and across the 60-foot access easement as delineated on Survey of Record recorded as Instrument No. 256769, records of Bonner County, Idaho.

 

     The physical location of the real property from the best information available is believed to be 425 Berry Patch Loop, Athol, Idaho.

     The real estate parcel is twenty (20) acres or less and the time of redemption pursuant to Idaho Code §11-402 shall be six (6) months regarding the real estate.

     The Sheriff will give possession, but does not guarantee clear title nor continued possessory right to the purchaser.
